Q:  What fees do you charge to manage a property?

A:  All of our services are covered in our one low monthly fee and, unlike other Los Angeles and Orange County property management companies, our low monthly fee covers EVERYTHING, including finding and placing a qualified tenant in your property.

  Beware! Some property management companies quote a lower monthly fee but then “surprise” property owners with a long list of extra fees, such as rent-up fees (fee to find and place a new tenant in your property), start-up/set-up fees, cancellation fees, and some pretty creative administrative fees.  Many even add on surcharges for repairs made on your property by their vendors.  This is not a problem you will encounter with Enterprise Property Management.  We do not charge any such fees.  The only surprise you will get is how well we do our job.


We also provide discounts for landlords that own more than one rental property.

Q:  In what areas do you provide property management services?

A:  We manage properties throughout all of Orange County, Los Angeles County, and parts of Riverside and San Bernardino counties.

Q:  What types of properties do you manage?

A:  Although we manage all property types (commercial and residential), we specialize in the management of residential real estate.  This includes single family homes, townhomes, mobile homes, condominiums, duplexes, triplexes, fourplexes as well as small apartment buildings and large apartment communities.  When it comes to residential rentals, there is not a property too small or too large for us to expertly manage.

Q:  How long does it take to rent out a property?

A:  This will vary by property.  We have properties we re-rent before the prior tenant moves out; there are others that sit on the market for weeks.  In most of our properties, we are generally able to find and place a qualified tenant in less than 30 days.

In our experience, the major factors in renting properties in a timely manner are price, location, price, condition, price, and time of year.  Oh, and did we mention price?

Remember, our goal is always to quickly find you highly qualified tenants at or above current market rental rates.

Q:  Who determines the monthly rental rate?

A:  You do. We will provide you a professional Comparable Market Analysis (CMA) and our recommendation of an appropriate rental rate.  However, the ultimate decision is yours.  We work for you.  The same holds true for whether or not to accept pets and how long the lease term will be.  You are the decision maker.

Q:  How does your company deal with evictions?

A:  We are proud to say that we do not have as much experience with evictions as other Los Angeles and Orange County property management companies.  That is because we do such a thorough job of screening tenants before they are allowed to move in.  But, on the rare occasion an eviction is necessary, we will work closely with an eviction attorney to remove the tenant as quickly as possible.

Q:  How do you handle emergency maintenance?

A:  Let’s face it, repair issues don’t always happen during business hours.  For your convenience our main office phone number has an emergency line option that owners and tenants can use 24 hours a day, 7 days a week, in case of emergencies.  That means we are available after hours, weekends, and holidays.

Q:  How are security deposits handled?

A:  Security deposits are deposited into a trust account.  They remain in the trust account until the tenant vacates the property.
